Visual inspections and moisture meters can only assess the areas they can see or reach. A trained detection dog can identify mould-related odour coming from hidden areas such as beneath flooring, inside wall cavities, or between subfloors, helping narrow where further investigation should begin.

What a K9 indication actually tells you

The K9 team is trained to work toward the strongest accessible mould-related odour detected during the search. That gives you a focused location for further investigation rather than a broad area of guesswork.

A precise indication location

When the K9 indicates, PMD records the exact accessible point where the trained response is strongest. This may help a contractor, insurer, property manager, or homeowner decide where targeted follow-up should begin.

Active or residual odour

An indication may relate to active growth or to residual contamination from an earlier leak, flood, or moisture event. The K9 search does not determine whether mould is currently growing.

No indication detected

A no-indication result means the trained K9 did not provide an indication in the accessible areas searched at that time. It does not certify that a property is mould-free or rule out inaccessible or low-odour material.

PMD is a detection-only service. We do not take samples, provide laboratory confirmation, diagnose health conditions, identify plumbing or building defects, perform remediation, or recommend a specific contractor. Our role is to provide independent K9 indication-location reporting.

What you might be wondering

When should I call PMD?
PMD is most useful when there is a concern about possible hidden or unidentified mould odour — for example after a previous leak or water intrusion, unexplained odours, or when you want to narrow an area before invasive investigation. If your property has experienced a sewage backup or visibly contaminated floodwater, a K9 mould-detection inspection is generally not the first step. Sewage-contaminated porous materials such as drywall and insulation typically require removal and proper remediation. Address the contaminated materials first. PMD may be useful afterward if there is a concern that mould-related odour remains elsewhere in the structure.
What if no K9 indication is detected?
A no-indication result is still a documented result. It means the trained K9 did not provide an indication in the accessible areas searched at the time of service. It does not certify that a property is mould-free or rule out inactive, concealed, inaccessible, or previously remediated mould.
Is K9 mould detection safe for the dog?
Yes. PMD's K9s are trained to detect mould-associated odour and do not need to touch or disturb mould during a search. If mould is clearly visible, the K9 is not used to investigate that location because the concern is already apparent. Our dogs' health and safety come before any inspection; if conditions are not appropriate for the K9, that area is not searched. Their health is monitored while working, with basic health checks every six months and a full health examination annually. Our K9s are not simply working dogs — they're family, and their wellbeing always comes first.
Can K9 detection find mould under hardwood floors or inside walls?
A K9 detection dog works by scent, not sight, and may detect mould-related odour moving from concealed materials into accessible airspace. The K9 can work toward the strongest accessible indication location, helping identify where targeted follow-up should begin. A K9 indication identifies the strongest accessible mould-related odour location detected by the trained K9. It does not identify the mould species or confirm concentration, viability, health risk, or the cause of moisture.
Do you identify the active leak or moisture source?
No. PMD identifies the strongest accessible mould-odour indication location. A K9 indication may relate to active growth, residual contamination, concealed material, or a previous moisture event. Determining the cause of moisture requires separate investigation by an appropriate qualified professional.
When do I receive my report?
Before we leave your driveway. Once payment is confirmed on site, the system automatically generates a branded PDF — room-by-room findings, indication-location photos, overall result, and invoice — and emails it directly to you.
Do you perform mould remediation?
No — and intentionally so. We are a detection-only service with no financial relationship with any remediation company. Our findings are never influenced by referral fees. You receive an independent, unbiased result every time.
How is my personal information protected?
All client data is stored securely within Microsoft 365, processed through a PIPEDA-compliant automated pipeline, and retained for 7 years. We do not sell or share your information with any third party.
